What you can do without approval
Hang pictures and mirrors (small holes are considered normal wear). Install curtain rails. Replace light bulbs and minor fixtures. Add furniture. Install freestanding temporary partitions without drilling.
What requires written landlord approval
- Painting walls a different colour
- Replacing floor coverings
- Installing or replacing an air conditioning unit
- Any electrical or plumbing work
- Removing or building partition walls
What is strictly prohibited without permission
Structural changes. Replacing built-in kitchen units. Altering the building facade or balcony. Installing satellite dishes on the facade.
How to get proper approval
Message your landlord by WhatsApp or email — written consent protects you at move-out. Describe exactly what you plan to do. Agree in writing who pays for the work.
What happens if a tenant renovates without permission
The landlord can deduct restoration costs from the deposit. For disputes, contact the RERA Rental Disputes Center.
