All legitimate Dubai developers are registered with the Dubai Land Department (DLD). Check the developer at dubailand.gov.ae under the Real Estate Regulatory Agency section. If the company is not listed — do not buy.

Escrow account

UAE law requires all off-plan payments to go into an escrow account at an accredited bank. Ask for the escrow account details before making any payment. Funds can only be used for construction of the specific project.

How to assess a developer’s track record

  • Check completed projects on Google Maps
  • Read reviews on Bayut and Property Finder
  • Find out whether the developer met deadlines on previous projects
  • Check for legal cases on the Dubai Courts website

Documents the developer must provide

Title deed or Oqood (off-plan registration with DLD). Building permit. Sale and purchase agreement in English. Escrow account details.

Red flags

Developer asks for payment to a personal account. No DLD registration. Promises returns above 15% per year. Pressure to sign without time to review documents.
